Double/Twin: £40pp / £80 per room

£75 per room (two sharing) including breakfast. £45 single use.

Terms & Conditions

B & B

A deposit is taken on booking. Refunds are discretionary. Full payment is due for cancellations less than 48 hours before arrival. Full payment of first night’s stay required for single room bookings.
Single bookings may be in a twin or double room. Please ring/email for children’s prices. Over 12’s classed as adults.
Card payments may incur a charge
It may be advisable to take out insurance for longer stays

Self catering

An initial non refundable deposit of £100 it taken on booking; the remainder 4 weeks before the visit. The full cost of your stay is due if cancelled less than 4 weeks before arrival. We will try to re let to enable us to refund some of the cost
It may be advisable to take out insurance.
1.5% charge for card payments
BACS or cheques preferred
Dogs 2 maximum £20 per dog per stay.

Doggie Charter

Please do not leave unattended in the property
Please do not let dogs on furniture or beds
Clean up inside and out including local area, we do not want our neighbours complaining

“The layout is nice, sharing a living room but also having the privacy of your own room with a TV and en suite facilities. Margaret, the lady who runs it, is so pleasant and could not do enough to make our stay enjoyable. She cooked a great breakfast for our first morning. She gives out a list the night before and was kind enough to wrap a bacon sandwich to go instead as we were in a rush the second morning. 
It was cosy, warm and peaceful. Great views everywhere and lots of good walking routes, close enough to Kelso for shopping if needed and an ideal walk from the nearby wedding venue (Roxburghe Hotel), just remember a torch! If I find myself visiting the area again, I will be calling her first.”

“Spent the night at Goldilands when walking the Border Abbeys Way. We had the double room in the main house - super comfy bed and lovely bathroom with scads of hot water. Margaret and Graham couldn't have been nicer. We had to eat in Kelso and they kindly collected us from there (3 miles away) to save us the walk in the failing daylight, and then dropped us back this morning to continue our walk uninterrupted. Breakfast was delicious too.”
